June 4, 2007                                PLANNING COMMISSION                                             6:30 p.m.

                

The meeting was called to order at 6:30 p.m. with Paul Beere, Brian Wanasek, Bob Willard, Maureen Eckert and Chris Johnson present.   

 

Sandi Swan, Secretary, was also present.

 

Pledge of Allegiance.

 

Minutes.  Chris Johnson moved, 2nd by Bob Willard to approve minutes of the May 7, 2007 meeting.  Motion carried.

 

Pre-Application Conference-  Land Division creating three parcels out of two: 

33410 Washington Ave

Owner(s):  Marc & Tammy Chart;  Nick & Jacqueline Ahlers

Tax Parcel(s):  014-31905057004 (11.19 Acres) ;  014031905002010 (13.38 Acres)

 

Nick Ahlers stated that he was to go to Racine County Zoning the following day for their approvals and he reported that the property line dividing Parcel 1 and Parcel 2 on the original proposed land division was moved 90 feet to the West. The revised CSM was provided for the meeting.

 

The Committee went through comments and concerns provided by the Town Engineer. The Committee advised Mr. Ahlers to contact the Town Engineer to get clarification on some of the Engineer’s concerns and comments.

 

Brian Wanasek moved, 2nd by Maureen Eckert to approve the conceptual land division as presented with the condition that Nick Ahlers follow up the Town Engineer to clarify some of his concerns that were noted.  Motion carried.

 

Paul Beere stated that Mr. Ahlers should come back to the Plan Commission for final approval of CSM.

 

Gravel Pit Permit Renewal Applications:

Racine County Public Works Site; Academy Road

 

Mike Weinkauf questioned if Racine County could start restoring the farmland on the East end of the pit. He said they are starting to approach Heritage Rd. Discussion was held about the restrictions and requirements that Racine County imposes on other gravel pits.

 

Consensus of the Committee was to table consideration of permit until next month so that a representative from Racine County can explain their restoration plan and how they are complying with county requirements.

 

Review and recommendation to adopt as a planning guide:

SEWRPC Planning Report No. 49, “A Regional Transportation System Plan for Southeastern Wisconsin: 2035”

 

Members of the committee reported looking through the report and said they recommend the Town Board adopt it.

 

Brian Wanasek moved, 2nd by Paul Beere to recommend adopting SEWRPC Report No.49 as a planning guide. Motion carried.

 

Bob Willard moved, 2nd by Maureen Eckert to adjourn at 7:15 p.m.  Motion carried.
