April 3, 2006                                PLANNING COMMISSION                                              6:30p.m.

                

The meeting was called to order at 6:30 p.m. with Paul Beere, Chris Johnson, Brian Wanasek and Bob Willard present.

 Maureen Eckert was absent.

 

Sandi Swan, Secretary, was also present.

 

Pledge of Allegiance.

 

Johnson moved, 2nd by Wanasek to approve minutes of the March 6, 2006 meeting.  Motion carried.  

 

Rezoning 2609, 2617 and 2629 Beck Drive from R-3 “Suburban Residential District (sewered) to B-2 “Community Business District”

Applicant: BCKJ Investments LLC

Parcel #’s 03-19-01-250-000; 03-19-01-260-000; & 03-19-01-270-000

 

Jim Filicetti and Bill Czaja were present to represent BCKJ Investments.  Filicetti addressed the Plan Commission he explained that they were before the Plan Commission a year earlier to present some conceptual plans for the three properties, at that time they were advised to go to the Racine County Plan Commission.

 

Filecetti stated that they presented conceptual plans to Racine County to build an office structure that might house a bank, an attorney, a CPA and an insurance agency. He stated that they have been recently approached to build a day care on the back half of the property which would be a separate building.

 

Filecetti stated that they have received conditional approval from the County of Racine to rezone the property to B-2, contingent on the approval of the Town Plan Commission and the Town Board.

 

Wanasek and Johnson agreed that rezoning the properties to Commercial would be consistent with the other corners on Hwy 20 & 36.  The properties are classified as Urban Reserve in the Land Use Plan so it is open to Commercial Zoning.

 

Wanasek moved 2nd by Johnson to recommend zoning change to 2609, 2617 and 2629 Beck Drive from R-3 “Suburban Residential District (sewered) to B-2 “Community Business District” Motion carried.

 

Willard moved, 2nd by Wanasek to adjourn at 6:55 p.m.   Motion carried.
